Reasons to sign a sole mandate

A common misconception from sellers is that more agencies involved in a sale will result in quicker results in receiving an offer.

Agencies on the other hand are always encouraging sellers to sign a sole mandate, as there are beneficial to the needs to the seller.

A sole mandate is beneficial as they allow an agency to fully market the property to achieve the best results. Agencies will increase the budgets to their marketing campaigns, time and efforts as they would need to prove their commitment to the seller.

Having a sale open to multiple agencies may increase the competition, however this can be chaotic and difficult to manage as agents will rush to engage with the client for a viewing before properly vetting the client, resulting in false hopes and unnecessary increased traffic to a property.

In addition, with a sole mandate, agents will be able to encourage potential buyers to compete on the price, and get the seller the best offer.
