Fixer-Upper Purchases

  • Structural integrity: Always look for cracks, uneven floors, and signs of damages or leaks.
  • Leaks: Check for any signs of water damage, mildew and the conditions of the seals and frames around openings
  • Plumbing: It is important to view the plumbing certificate, but ensure that you know the lifespan of the current geyser, and check water pressure in the property.
  • Electrical: It is advisable to test all switches and outlets, check for signs of damaged or out-dated wiring and exposed or overloaded circuits.
  • Renovations: Note the loadbearing walls which are not able to be moved with ease during any renovation plans you may have. Research the costs for changes in finishes and cabinetry before committing to the changes.
